De Luxe Locations - Rating system explained
DE LUXE LOCATION SCORING SYSTEM
There are 100 points available in total for various different elements. Properties that achieve at least 80 out of 100 are given the title of De Luxe Location.
LOCATION OF DEVELOPMENT
5 Points – Situated on an established golf resort or within 5 minutes of the coast
10 Points - Transport Links (proximity to motorways, trains, airports)
5 Points – Building regulations ensure that resort remains mid-low density (no overcrowding)
- Total points available - 20
Lifestyle - Amenities
5 points - Are your daily needs fulfilled “on-site" or within walking distance?
This includes the following items: grocery store/supermarket, bars and restaurants, cash machines, gym, spa, hair & beauty, banks.
5 Points – Activities. Is there plenty to do for yourselves, guests, rental clients? Points awarded for any of the following available within 10 minutes:
Golf course, driving range, tennis, padel, water park, children's playgrounds and indoor centres, water sports, , hiking, mountain biking, bowls, cycling, football, basketball or volley ball courts.
5 Points – Infastructure: Easy access to:
Doctors/Medical Centre, Pharmacy, Hospital, Dentist, Sports injury clinic.
5 Points – Evening and Night time entertainment.
There must be an acceptable variety of evening activity within a 10 minute drive. This includes bars, international restaurants, live music and late night venues.
This part of the analysis considers various factors including:
- Quality of build. Any De Luxe property should be built to the highest modern standards with the latest specification.
- Luxury features including sea-views or excellent countryside/golf views as well as Off road or secure private parking, Private gardens, roof solariums, roof gardens
- Architecture: This is based on the attractiveness and functionality of design. Does it have the wow factor? How does the architect makes use of space and in particular the connection between the interior areas and the outdoor space.
- Luxury extras such as indoor and outdoor swimming pools, smart home technology, security, internet supply and much more are all considered.
TRACK RECORD OF DEVELOPER Total points available - 20 points
This is highly important, especially in the new build sector of the Spanish Real Estate industry. A developer with 10 years of experience receives 5 points. Automatic issue of bank guarantees for “in-build" projects, gains a further 5 points. Mortgage packages for completion of purchase and demonstrable capital assets ten times the value of the project in question both also receive a further 5 points each.
RETURN ON INVESTMENT SCORE (ROI RATING) Total points available - 10 points As a rule of thumb the total scored by a project in the first four sections of our assessment process is divided by 10 to give the projected ROI forecast on a project as our years in the rental sector have shown us that this is a fairly accurate guide when projecting the future rental income potential of a new development. With more than five existing property´s already operating within our rental pool may increase their score for this section if actual returns are higher than the projected figure.
EXIT STRATEGY POTENTIAL Total points available, 10 points The ability to exit an investment is key in all areas of full and true assessment. To gauge this the speed of recent sales, the proportion of sales made off plan and during build, and the number of properties that have been completed and are not sold are all considered. The exclusive nature of a project, future phases that may be released also add to the calculation. When all is assessed, a total of up to 10 points is awarded to a project that is seen to provide a ´money back´ opportunity, within six months of completion of a purchase.
